We demolished the existing drywall partitions, ceilings, flooring and pre-action fire suppression system on the lower level of the building and built out the entire amenity lounge, which is accessible to all the tenants in the building. The space features a sound-inhibited meditation room, a large conference room, a lounge, a dynamic seating area, a kitchenette with a pantry and a kegerator, and three phone booths for private calls. Ninety percent of the space is open ceiling and the space features polished and sealed concrete flooring.
This project was for an owner in New York, which posed a communication challenge for us. By maintaining weekly meetings with the property management team and conference calls with the owner, we ensured that all their needs were met. A supplemental heating and cooling unit was added after the start of the project; we aided in the design and pushed quick ship options for the unit in order to complete the project in a timely manner.
